07-19-2017 Planning Board Meeting Minutes



Call to Order: Linda Bond-Clark called the July 19th meeting to order at 7:00 p.m. at the New Haven Town Hall. Roll call: Linda Bond-Clark, William Calderone, Patricia Parkhurst, Kathy Phelps, and Frederick Wilbur present. James Searles and Robert Parkhurst absent.

Michael & Deborah Stanley Variance: Michael & Deborah Stanley have submitted an application for a variance to build a garage 10 feet from the property line at 30 Pleasant Point, Tax map # 081.17-01-06.

Public Hearing: The public hearing was opened at 7:00. No members of the public were present and no letters have been received regarding the proposed variance. The public hearing was closed at 7:10.

Variances Needed:

  • Distance from western property line.

Basis for Consideration:

  • The location of the proposed building is up hill far enough that it is not encroaching on the embankment to the lake.

  • The applicant submitted letters from both owners of the property to the west showing support for the project

  • The project does not significantly affect the neighborhood.

  • The lot size is sufficient (9.5 acres).

  • There is sufficient road frontage.

  • There is no need to hook to water.

  • The maximum height of the building will be 16 feet 3 inches plus or minus.

  • The proposed building will be more than 100 feet from the high-water mark.

  • No neighbors came to the public hearing, called or sent letters expressing concerns with the proposed project.

Variance Approval: Motion by Kathy Phelps, second by Frederick Wilbur, to approve the variance application of Michael & Deborah Stanley to build a garage 10 feet from their western property line. Linda Bond-Clark, Aye; William Calderone, Aye; Patricia Parkhurst, Aye; Kathy Phelps, Aye; Frederick Wilbur, Aye Carried.

Maps: Fred Wilbur demonstrated some maps that are available to the board to help in assessing applications.

Adjournment: Meeting adjourned at 8:34 by motion of Kathy Phelps, second by William Calderone. Unanimously carried.
